CONSTRUCTION REPORT

QUARTER 4 2020

 

Quarter 4 (October-December) saw the commencement of our latest PDR Development, being the conversion of the former Post Office in the heart of St Helens town centre. our aim is to capitalise on the impending regeneration of the town centre with English Cities Fund.

 

This development will see the transformation of a now derelict building into 18 luxury apartments and 4 retail units known as Nicholson Astoria.

 

With an aggressive build programme the building was completely stripped out ready for commencement of development by Nicholson Construction as soon as the acquisition was completed. Due to the dynamic and detailed marketing strategy of our sister company, Nicholson Lettings, all 4 units were reserved prior to completion of the units.

 

The project has seen Nicholson Group take advantage of Permitted Development Rights (PDR) for the conversion of the existing building into 10 apartments and then extending the existing footprint of the building sideways and upwards to create an additional 8 apartments.

 

Works are progressing at rapid speed with the development comprising a mix of 1 and 2 bedroom apartments and 4 penthouses. 2nd fix partition and Mechanical & Electrical 1st fix has progressed to 100% complete in respect of the internal conversion of 8 apartments on the first & second floor. Plaster walls and ceilings are also fully complete and baths fitted. The joinery works, tiler and mist coat will commence in first week of Q1 2021. The conversion of the ground floor element to 2 apartments has been stripped out and ready for works to commence. The layout and size of each apartment can now be appreciated from internal inspection.

 

The structural frame of the rear 2 storey extension has now reached roof level and ready for level 3 construction to commence. Floors 1 & 2 in the extension is undergoing formation of apartments to enable commencement of partition works and M&E 1stfix. The stair case design for the extension has taken place and will be tendered for production. 2nd fix partition work is set to commence in Q1 2021.

 

Design work on the acoustic and fire engineering have now been substantially completed. Alongside this, waterproofing of the balconies and roof has started.

 

The façade for the building exterior has been confirmed and ready for sign off with St Helens Council. The windows schedule has been confirmed with the front elevation ordered and the rear elevation in final stages of the tender process.
