CONSTRUCTION REPORT

FEBRUARY 2021

The timeline for February will see each element of the project come to life, from near completion of the conversion section to the shape of the new build coming to prominence.

WEEK 1

The conversion element to the project saw the units starting to resemble finished apartments with skirts and arcs fitted and doors hung. The bathrooms are completely tiled and the kitchen units and appliances are scheduled for delivery.

Second fix M&E Electric fascias and lighting has been selected in readiness for installation.

In respect of the new construction element the top floor of the rear extension has been completely skimmed and water cylinders loaded out ready for 2nd Fix M&E plumbing to take place.

The roof started to take shape with I-joists being delivered and 24 walls completed and corridors in preparation for 1st Fix M&E.

The exterior design was finalised with an eclectic vibrant colour scheme to the glass staircases to make the development attention grabbing and rendering finish chosen to give a clean modern look.

WEEK 2

Delays in the delivery of the apartment joists from abroad slightly delayed the rapid progress being achieved by our Construction Team.

The stud walls were constructed ready for the joists to be installed.

In respect of the conversion our decoration team prepped all the apartments, filled, sanded and undercoated ready for final coating. The anthracite oat has started to bring the apartments to life and give a glimpse of the amazing finish this project will achieve.

The tiler started in the timber  extension element which were completely plastered and 2nd Fix M&E Plumbing commenced.

The communal areas were designed with works set to commence imminently.

The stairwell glazing design meetings commenced with our contractor to really make the building distinguishable and its quality shine inside and out.

WEEK 3

This week saw the team gear up after the set back we suffered from delayed deliveries

The rear extension was fully plastered and mist coated. It is at this stage that the apartment can be truly seen and the size of the apartments.

The top 2 units in the rear extension were floored throughout and bathrooms tiled. 2nd Fix M&E commenced and kitchens started to be delivered.

The site took delivery of the joists for the penthouses which were raised on forks. Further stud walls were erected and chip board floors laid.

The appliances for all 18 apartments were ordered and both spiral staircases for the duplex penthouses arrived on site.

Week 4

With the tight deadline looming the team put their “pedal to the metal” to accelerate the progress on site.

 

Inside the existing building saw 7 apartments painted in the 2nd of the 3 coats applied and the luxurious anthracite paint was applied to the woodwork. the plumbing work has been completed with 2ndFix M&E Plumbing and 120 litre water cylinders installed.

 

The front elevation started to see some progress with 24 old aluminium windows removed and new modern black UPVC double glazed windows installed. 

 

Inside the new build element the timber frame extension was fully laminated, doors hung, new black UPVC double glazed windows fitted and the balcony doors which really makes the balcony apartments special, and the bathrooms tiled with wet floor tiles applied in the walk in shower rooms.

 

The light concrete effect and white gloss kitchens have started to arrive on site which is really exciting as that is when the marvellous design will start to take effect.

 

The major push saw the roof extension give way to 4 glorious penthouse with joists fixed and the floor finishing installed and the duplex apartments start to take shape.
